Real estate advice in Dubai and Abu Dhabi, without the sales pitch.
Straight numbers and direct developer access.
Three ways I work
with clients.

Portfolio level thinking for high net worth buyers: what to hold, what to exit, and how each purchase fits the bigger picture.
Portfolio Strategy
Long term decisions across Dubai and Abu Dhabi, built around your goals and holding period, not the next listing.
Sara Pirzad.
Multiple market cycles. One constant: real numbers before real estate.

"I care more about getting a deal right than getting a deal done."
I help buyers and investors enter the Dubai and Abu Dhabi property markets with the real numbers, not the sales pitch.
I grew up in Dubai. Since 1997, before freehold ownership even existed, I've watched its communities rise from empty desert into some of the most sought after addresses in the world. That is a feel for the market you cannot get from a brochure.
I work closely with the top tier developers, so my clients get priority access to units, real payment plan structures and the full cost of ownership, not just the headline yield.
What I focus on: off plan strategy, advisory for high net worth investors, long term portfolio decisions, and guidance for families looking to purchase their future homes across Dubai and Abu Dhabi.

Direct relationships with leading developers2
Markets: Dubai & Abu Dhabi1:1
Direct, personal service, no handoffsWhat that first conversation
actually gets you.
The real numbers
Every fee, every payment milestone, and the true cost of ownership, laid out clearly before you commit to anything. Not the headline number a brochure leads with.
Priority access
Direct relationships with senior developer contacts mean you see units and payment plans before they reach the public market, not after everyone else already has.
A long term read
Not just whether a property is good, but whether it's right for your goals and your holding period. No handoffs, no call centre follow ups, just a direct line to me.
How I work with clients.
Three focus areas, one point of contact, from the first conversation to the keys.
Off Plan Strategy
Priority access to units at leading developers, before they reach the public market.
- Direct developer relationships, not the public sales office
- Payment plan structure walked through line by line
- True cost of ownership: DLD fees, service charges & more
HNWI Investor Advisory
Portfolio level thinking for high net worth buyers, not a single transaction in isolation.
- Review of what you already hold
- How a new purchase fits or duplicates your portfolio
- Liquidity, risk & residency goals factored in
Portfolio Strategy: Dubai & Abu Dhabi
Long term decisions across both markets, weighed against your holding period and goals, not the next listing on the market.
- What to buy now
- What to hold
- What to exit, and when
What working together

Questions worth
asking upfront.
No. Most of my clients buy remotely. Between power of attorney, digital signing and video calls, the whole process can be handled from anywhere, with site visits arranged whenever you're able to travel.
Off plan means buying before or during construction, usually at a lower entry price with a staged payment plan rather than one lump sum. The structure of that plan (how much before handover versus after) has a big effect on your real return, which is why I walk through it line by line rather than just quoting a headline price.
The minimum investment threshold is set by government policy and changes from time to time, so rather than quote a figure here that could be out of date, I'll confirm the current requirement with you directly on our call.
On off plan purchases, no. I don't charge buyers any commission. On the secondary market it is case by case, so I'll tell you exactly what applies to your deal before you commit to anything.
Dubai and Abu Dhabi, working directly with Tier 1 developers, with a focus on Dubai Island, Palm Jebel Ali, Saadiyat Island and Yas Island, plus new launches as they come to market.
Reservation and initial payment can happen within days. From there it's the SPA signing, staged payments through construction, and handover, which for most developments runs from roughly one to three years depending on the project's build timeline.
Yes. Foreign nationals can buy freehold property in Dubai's designated freehold areas, which cover most of the city's major new developments. I'll confirm freehold status for any specific property before you commit.
The relationship doesn't end at the keys. I stay involved for property management referrals, rental strategy and the next portfolio decision, since most of my clients think in years, not single transactions.
